Atlantic Beach is oceanfront barrier-island property and every flooring decision here has to account for that. Salt air, high seasonal humidity, sand tracked in all summer and slab-on-grade or elevated pile construction rule out solid hardwood on most ground floors — it will move, cup and gap in ways it never would three miles inland. Waterproof LVP is our standard recommendation for ground-level living space, kitchens and anything opening onto a deck or the beach. For the raised homes and upper floors, engineered hardwood is the correct choice over solid: the cross-ply core holds dimension through the humidity cycle while looking identical underfoot. Large-format porcelain works well in the entry and mudroom zones that take the most sand and water. Seasonal and rental properties here also justify a harder wear layer than a year-round home would need, and we spec accordingly. We're 10 minutes away.
