Probably yes. Solid 3/4" hardwood can be refinished 4-6 times over its lifetime. Engineered hardwood with a 2mm+ wear layer can be refinished once. We check the board thickness before quoting.

With dust containment: minimal. You'll still want to cover electronics and wipe down afterward, but no more plastic-sheeting-everything like the old days.

Water-based: walk with socks at 24 hours, normal use at 7 days, move furniture back at 14 days. Oil-based: multiply by 1.5x.

Stain looks different on different wood species and different grain patterns. We always apply the chosen stain to a 2x2 area of your actual floor for final approval before doing the whole room.

A standard 400 sq ft living room typically runs $1,200–$2,000 for full sand-and-refinish. Water-based finish (the faster, lower-odor option) is our default. Water-based polyurethane (our default): dries in 2–3 hours per coat, 3 coats in a day, low odor, clear tone that doesn't yellow, walk on it in 24 hours. Oil-based polyurethane: deeper amber warmth, slightly harder, but 8–12 hours between coats and strong solvent odor for 48–72 hours. Most Long Island homeowners choose water-based. If you want the traditional warm-amber look of older LI homes, oil-based is worth it — just plan to be out of the house for a day.

Yes — and most of our jobs are in occupied homes. Our dustless Bona drum sander and edge sander reduce airborne dust by 95% vs old-school open sanding. We seal off the room being refinished with plastic sheeting at every doorway. You'll need to stay off the sanded room for 24 hours after final coat, but the rest of the house is fully livable throughout.
