Long Beach is a barrier-island market and it behaves like one. Between the oceanfront high-rise condos on the boardwalk, the bungalows in the West End, and the larger homes in the Canals and Eastholme sections, almost every job here involves salt air, elevated humidity, or a concrete slab — often all three. Our default recommendation for Long Beach ground floors and condos is waterproof LVP: it floats over concrete without the acclimation solid hardwood needs, it doesn't move seasonally the way solid oak does two blocks from the ocean, and it handles sand and wet feet all summer. For the raised post-Sandy rebuilds and the second floors of West End homes, engineered hardwood is the better choice than solid, since its cross-ply core resists the expansion that salt-air humidity causes in an open-plan space.
