Franklin Square is classic post-war western Nassau: Capes, ranches and expanded Capes on modest lots, the bulk of it built between 1945 and 1960. Almost all of it was framed with a raised foundation and solid oak strip flooring on the main level, which means Franklin Square is a strong refinishing market. We pull a corner of carpet at the free walk-through, check the board condition and thickness, and tell you honestly whether a sand-and-refinish will get you there — it usually will, at roughly a third of the cost of new hardwood. The dormered second floors and rear additions that so many Franklin Square Capes have added over the years are where we most often install new: engineered hardwood or laminate upstairs, waterproof LVP in any addition built on slab.
