Point Lookout is a small community at the eastern end of the barrier island, and the housing is largely beach cottages, year-round conversions and newer elevated rebuilds. Between the ocean on one side and Reynolds Channel on the other, humidity here runs high year-round, which is the governing factor in what we recommend. Waterproof LVP is the default for ground floors and any space that opens to the outside — dimensionally stable through the summer, unbothered by sand and wet feet, and a straightforward float over slab or plywood. Elevated homes and second floors take engineered hardwood well, and we use it in preference to solid for the same humidity reasons that apply across the barrier island. Porcelain in entries and baths, carpet in bedrooms where a household wants it. Point Lookout is a short drive from our Island Park base, so scheduling and follow-up here are quick.
